Why We File a Notice to Owner

Transparency that builds trust

In the world of construction, clear communication isn’t just helpful – it’s essential. At Sunbelt Sod & Grading Co., we believe that every project should start with transparency and end with mutual respect. That’s why we file a Notice to Owner (NTO) on every job we take on. It’s a simple, yet powerful, document that helps protect everyone involved, from subcontractors to property owners.

So what exactly is an NTO? In Florida, it’s a formal notification that lets the property owner know that we’re contributing labor and/or materials to their project. It’s not a lien, but it preserves our lien rights. It doesn’t mean there’s a problem, it’s simply a proactive step that ensures everyone is informed and aligned. By filing an NTO, we’re making sure our role is clearly documented, which helps prevent payment delays, miscommunication, and legal confusion down the line.

We know that paperwork can feel intimidating, especially for clients who aren’t familiar with construction processes. That’s why we’re always happy to expllain what the NOT means, why it matters, and how it benefits everyone. It’s part of our commitment to professionalism, fairness, and doing things right the first time. We pride ourselves on bringing the same level of care to our paperwork as we do to our field work.

If your customers ever ask about an NTO they receive, feel free to share this blog post with them. It’s one more way we’re working to build trust – one project at a time.
